Epoxy Garage Floors and HOAs: What to Check Before You Book

Many Orange County homes sit inside a homeowners association. A short check of your rules before you schedule can save a delay.

Interior floor or exterior surface?

A coating on the floor inside your garage is usually an interior change, and many associations do not require approval for it. A patio, driveway, walkway or pool deck is exterior, and those surfaces may need approval, sometimes including the colour and finish.

Read the documents that apply to you

Your CC&Rs and any architectural guidelines say what needs approval. If the wording is unclear, ask your management company in writing and keep the reply.

Contractor access and working hours

Gated and master-planned communities often set rules for contractor entry, working hours, parking and noise. Grinding creates dust and sound, so tell the association when the work is planned and where equipment will be set up.

What to send with a request

Timing

Approvals can take days or weeks, so send the request before you book a date. Coatings also need time to cure before vehicles and furniture return, so plan around that as well.

Sun and coastal exposure

Garages and patios that face south or west take strong UV, and coastal slabs can hold more moisture. Those conditions affect the system you choose, not just the look. Moisture in concrete floors.

This is general information, not legal advice. Your association's own rules decide what is required.
